Gables Residential Alta Murrieta Carport Solar

Gables Residential sought to enhance its Alta Murrieta property, a 148-unit two-story community built in 1989 in Murrieta, Southern California, with solar-integrated carports. The 456.3 kW installation replaced aging canopy structures with new, durable designs that both generate onsite clean energy and elevate the property’s functionality. Beyond long-term energy savings to Gables and participating tenants, the project improves property value, tenant and visitor experience with shaded parking and access to EV-charging.

One of the project’s key challenges was navigating the city’s substantial conformance requirements due to its location within a previously entitled master development plan. Luminia and its partners worked proactively with municipal staff to secure permit approval without triggering a full amendment process or delaying the timeline. Additionally, Luminia coordinated with property management to create construction schedules that minimized tenant disruption and ongoing property use.
